Site Caretaker

HOURS: 30 (initially)


JOB PURPOSE


To ensure the following core priorities are observed-:



  • clean, safe and secure buildings allowing users to focus elsewhere

  • the facilities are fit for purpose, maintained to a high standard for all building/service users and able to support an ever growing and adapting contract to deliver its goals and objectives

  • high quality, best value customer focused FM services are delivered to all staff, contractors and visitors


REACTIVE DUTIES



  • Respond to calls from facilities service desk in relation to

    • Building maintenance repairs and improvements to facilities and equipment within competence where appropriate

    • Clear blockages and remove matter from sinks, toilets and drains and clear spillages as required

    • Repair and replace fixtures and fittings to doors/gates/barriers

    • Undertake porterage tasks where appropriate




SCHEDULED DUTIES



  • Undertake inspection of lights/lamps to identify lamp/light failures and replace where necessary



  • Undertake the cleaning of all windows, bike sheds and cameras on site



  • Undertake monthly emergency light testing

  • Undertake weekly fire alarm test

  • Undertake cleaning of smoke detection system Inc.

    filter changes where necessary

  • Undertake quarterly shower head clean

  • Undertake monthly tap inspections



  • Read utility meters each month and report readings



  • Undertake weekly alarm panel checks

  • Undertake perimeter fence checks????

  • Monitor stock levels for consumables such as fuel, toiletries, light bulbs and arrange for replenish of supplies



GENERAL DUTIES



  • Issue permit to work

  • To oversee and monitor contractors on site

  • Review and sign off completed contractor job sheets

  • Oversee fuel deliveries

  • Receive orders from suppliers

  • Monitor the car park for unauthorised vehicles

  • Ensure buildings are safe secure and clean reporting any problems or issues where appropriate

  • Develop and maintain building user guide

  • Fault diagnosis



PERSON SPECIFICATION



  • Previous proven experience in general building/property maintenance

  • Proven experience and awareness of health, safety security and hygiene issues

  • Experience in lone working

  • Ability to think on feet and problem solve



  • Awareness of fire safety regulations, health and safety regulations, emergency procedures

  • Highly motivated with a can do attitude

  • Ability to supervise contractors

  • Willingness to work flexibly

  • Experience in use of specialist equipment

  • Computer literate
