To provide general technical and administrative assistance as directed by the Compliance Manager.
To liaise with contractors, arrange repair, servicing etc.
of equipment covered by maintenance contracts, including administration and processing of associated documentation, maintenance of contract and schedule records.
To monitor the service contracts, to include updating the database with additions and omissions, variation orders, service dates etc.
To oversee the Asbestos Register monitoring and update the attributes system to include the Asbestos Register.
To oversee the Legionella testing and equipment servicing contracts and maintaining relevant systems and databases to record information.
To compile and maintain lists of selected contractors for such categories of works as are required and deal with associated correspondence.
To assist the Maintenance Surveyors and other team members with the office based side of their inspection works and assess requirements and raise orders as required.
Candidate Requirements:
Fully computer literate, including excellent Microsoft Office skills (Outlook, Word, Excel, and PowerPoint.
Excellent telephone manner with good interpersonal and communication skills
Ability to work under pressure and prioritise work effectively and efficiently.
Accurate data inputting skills and an eye for detail
Ability to use initiative in terms of decision-making.

Due to their continued and ongoing success they are looking to appoint a number of motivated Chartered Building Surveyors and a number of intermediate Building Surveyors, candidates who are looking to become Chartered or are already in the process of becoming Chartered.
Successful candidates will be required to act on behalf of both public and private sector clients across a complete range of projects.
Job Summary The role encompasses a mixture of traditional building surveying and project management across a variety of different sectors, including but not limited to education, social housing, local authority, property development, ministry of defence and conservation.
No one day will be the same and the successful candidate will be expected to work both as part of an experienced team of Building Surveyors as well as being entrusted to take sole responsibility for managing their own projects from inception through to completion.
Successful candidates will be relied upon to help promote the practice and continue to develop and maintain client relationships.
Limited travel will be expected to be undertaken across the region to fulfil the requirements of the role and the diverse range of work.
The successful candidate will be expected to be proficient in the use of AutoCAD as well as having at least a basic understanding of professional services.
Job Summary
You will be required to undertake the following duties;
Preparing tender documentation comprising of schedule of works, NBS, Preliminaries and Material Workmanship Sections.
Producing CAD drawings/plans.
Overseeing tender procedures and evaluation of tenders.
Perform the duties of Contract Administrator using the JCT suite of contracts, including, preparation of instruction, certificates of payment and final accounts.
Managing contracts and controlling expenditure within budget and time.
Carry out the duties of Lead Designer for Building Surveying led projects.
Undertake Building and Condition Surveys.
Carry out inspections of construction works.
Write technical reports.
Write specifications of work.
Compile schedules of work.
Chair and minute meetings.
Current projects include extensions & refurbishment of Schools, Colleges, Universities and other Public Sector Buildings.
In order to be successful in this role the following will be essential:
Knowledge of Asbestos Management duties, H&S Legislation and CDM Regulations.
Experience in Management of small to medium sized projects, identifying building defects and preparing specifications.
Working knowledge of IT systems and software such as MS Project, Office & AutoCAD.
Work well within a team.
Knowledge of the JCT forms of contract.
You will also need a minimum of a degree in Building Surveying and/or an HNC/HND.
You will be a Full Member of RICS, or you will be actively seeking to become RICS accredited.
Successful candidates need to be highly motivated, positive and assertive, driven to get results, you will need to be used to working to tight schedules, you will be highly organised and you will be an excellent communicator
You will also need a fully valid UK Driver's License and be prepared to undertake DBS/Security Clearance as a prerequisite.

Reactive Repairs Works Surveyor

Job Purpose
To carry out surveys and identify required responsive repairs and voids works to the Council's housing stock, communal and environmental areas and assist with the ongoing management of the HRA investment programme.
To prepare work schedules, raise orders and instruct contractors and oversee and monitor contractor performance and Contracts - including Contract Terms intervention as required.
Undertake a full range of pre and post surveying services including project management, quality and cost control, for projects that form part of the capital and revenue investment programme.
Ensure all works are carried out in accordance with relevant statutory legislation (including Planning and Building Control) and regulations and in line with the Council's procurement policies and procedures.
Work with Reactive Maintenance Lead to procure projects in compliance with procurement legislation, Section 20 processes and to meet leaseholder expectations.
Responsibilities
Carry out surveys and inspections of Council housing stock and communal areas for repairs and improvements, stock condition, dilapidations, and condition surveys (including voids) - identifying Decent Homes failures as applicable.
To assist the Reactive Maintenance Lead in the preparation and development of Contract documents and tender submission evaluation processes.
Assist in the appointment of contractors as necessary to meet the aims of the service following the Council's procurement policy and procedure.
Manage contracts to ensure they meet agreed standards, timescales and budget and assist, instruct and advise contractors on site on matters related to quality control, and the interpretation of contract documents.
Contribute to pre-contract site and other meetings and make regular visits to site during project delivery and on completion to ensure that works are to a high standard and represent good value.
To assess and issue variation orders and agree interim and final payments and recommend for authorisation
Monitor contractor performance and customer satisfaction - implement recovery strategies as required.
Undertake risk assessments in accordance with the Housing Health & Safety Rating System, and continually monitor Contractors Method Statements and oversee revisions as required.
To adhere to the current Health and Safety regulations and the Council's policies and procedures and ensure contractors and suppliers comply with all relevant Health, Safety and Environmental legislation and contractual obligations.
Identify possible materials containing asbestos, arrange testing and removal of asbestos from vacant and occupied properties in accordance with the relevant legislation
Prepare reports on the progress of projects, site activities and all other related matters and escalate issues to enable effective decision making
Contribute to management reports on a regular basis to understand the impact and cost of disruption in the service and come up with ways to improve delivery and achieve value for money.
Provide information as required by the Reactive Maintenance Lead regarding individual project performance or for the purpose of answering specific questions.
