Job Purpose
To carry out surveys and identify required responsive repairs and voids works to the Council's housing stock, communal and environmental areas and assist with the ongoing management of the HRA investment programme.
To prepare work schedules, raise orders and instruct contractors and oversee and monitor contractor performance and Contracts - including Contract Terms intervention as required.
Undertake a full range of pre and post surveying services including project management, quality and cost control, for projects that form part of the capital and revenue investment programme.

To assist the Reactive Maintenance Lead in the preparation and development of Contract documents and tender submission evaluation processes.
Assist in the appointment of contractors as necessary to meet the aims of the service following the Council's procurement policy and procedure.
Manage contracts to ensure they meet agreed standards, timescales and budget and assist, instruct and advise contractors on site on matters related to quality control, and the interpretation of contract documents.
Contribute to pre-contract site and other meetings and make regular visits to site during project delivery and on completion to ensure that works are to a high standard and represent good value.
To assess and issue variation orders and agree interim and final payments and recommend for authorisation
Monitor contractor performance and customer satisfaction - implement recovery strategies as required.
Undertake risk assessments in accordance with the Housing Health & Safety Rating System, and continually monitor Contractors Method Statements and oversee revisions as required.
To adhere to the current Health and Safety regulations and the Council's policies and procedures and ensure contractors and suppliers comply with all relevant Health, Safety and Environmental legislation and contractual obligations.
Identify possible materials containing asbestos, arrange testing and removal of asbestos from vacant and occupied properties in accordance with the relevant legislation
Prepare reports on the progress of projects, site activities and all other related matters and escalate issues to enable effective decision making
Contribute to management reports on a regular basis to understand the impact and cost of disruption in the service and come up with ways to improve delivery and achieve value for money.
Provide information as required by the Reactive Maintenance Lead regarding individual project performance or for the purpose of answering specific questions.

Team of 2 needed in Aylesbury for an Ongoing job.
YOU MUST BE IN A PAIR FOR THIS JOB (SOMEONE YOU HAVE FOUND) MUST HAVE OWN CAR TO DRIVE TO SITES (DO NOT NEED A VAN JUST A CAR)
CSCS GREEN NEEDED FOR BOTH LABOURERS.
Role will include driving to different sites across Aylesbury, and surrounding areas and offloading kitchens from a van that you will meet on site.
You will not carry kitchens in your car.
You just need the car to travel to sites.
Must be physically fit and able to carry kitchens to various locations on sites.
Rate: £100 a day for the labourer, £110 for the driving labourer.
£50 bonus in place for any extra batches completed outside of original batch load.
Start Date: ASAP
Hours: On average you will work 6 hours and some days you may only work for an hour.
Regardless you will paid your full day rate.
You will be required to cover anywhere within the region and may sometimes have to do longer drives but will always be paid mileage and always aim to keep you as close to home as possible.
Role is self employed but on a permanent basis - You will be paid the full amount into your bank account and be responsible for declaring your earnings.
Paid 25p per mileage.

Service Care Solutions have an exciting opportunity for a Facilities Superintendent to join a thriving and growing Housing Association Client we are working with in the East London area.The key purpose of this role is to:
Monitor and oversee the delivery of estate and block based services to ensure they are delivered to a high standard and contribute towards the overall general maintenance of the development.
Have a good working knowledge of key estate and block management systems including fire safety, AOV, security and access, and manage and maintain an agreed cycle of inspection and testing to ensure that they are operating to the required standard.
Maintain regular inspections and checks on the communal heat systems and report faults through agreed channels in a timely manner.
Contribute to any subsequent fault investigations.
Undertake testing regimes for legionella on water outlets where required.
Carry out regular inspections, including play areas, bulk and bike storage rooms and identify any health and safety requirements and assist with low level repair issues.
Help facilitate Fire Risk Assessment inspections and contribute towards delivery of actions as appropriate.
Monitor and facilitate the delivery of services delivered by contracted suppliers including Cleaning, Gardening, Lifts, Fire Safety, Communal Heat Systems and day to day maintenance and proactively assist with service delivery where necessary.
This role will form part of a customer facing multi-skilled team and your duties will be carried out alongside other service contractors and suppliers.
You will be the main point of contact on site for service providers and customers to help support and coordinate estate and block activities.

Supporting the management team in ensuring a high standard of cleanliness across the estate.
Take ownership and quickly resolve customers concerns in line with role managing expectations.
Identify any potential hazards throughout the site through inspections and regular checks.

Check and ensure all areas are fire safe and compliant.
Check site security including access points, bike stores, and monitor CCTV systems.

General health and safety checks
Wash down any communal walls or apply light paintwork to any scuffed or damaged areas
Ensure main waste refuse areas are clear, presentable and free from blockages
Provide light maintenance response which may include changing light bulbs, lock changes, signage and other handy person duties across the site
Assist the Out of Hours service with advice or provide on site help on escalated issues.
